Our product menu includes construction and small business administration (SBA) as well as Business and Industry guaranteed (USDA) loans. Our terms for conventional sources of funds that include SBA and USDA loans are as follows:

We offer financing for up to 90% LTV or even in some instances for upto 130% LTV of the property value for all owner occupied properties. That's only 10% or less down payment on both purchases and refinances.

  • Office Condo & Office Building Loans - Individual office condos and small and large office building financing up to 90% loan to value financing
  • Mobile Home Park - We look at mobile home parks as multiunit commercial real estate. 
  • Dry Cleaners - We finance dry cleaners who do not clean or have a history of using chemicals on site.
  • Warehouse & Light Industrial - Light industrial space, warehouse and distribution
  • Automotive - Lending solutions for repair, oil change, tire and other automotive service facilities.
  • Bed & Breakfast - Choose from any of our financing options on these special properties.
  • Contractors Yard - Includes storage and distribution of raw material
  • Convenience Store (No Fuel) - Chain retail convenience stores and the mom and pop shops are eligible
  • Day Care - Kindercare programs included
  • Funeral Home - Lay to rest your financing woes
  • Vocational School - Located in urban or suburban areas
  • Gas Stations - Including the attached convenience store on a full documentation basis.
  • Restaurants - Unlimited cash-out refinances available up to 75% loan to value

 

Typical financing for investor propety require a 20% down payment or 80% loan to value.

  • Rooming House - Buildings were renters occupy individual rooms and share common areas
  • Apartment Loans - Financing for multifamily properties with more than 5 units and apartment buildings

  • Self Storage - Innovative financing solutions for self storage unit properties
  • Health Care Facilities - Include hospitals, clinics, dental offices, out-patient surgery centers, birthing centers and nursing homes
  • RV Park - Must provide leases
