TIER 1:  Maximize Your Leverage

We offer financing for up to 97% of the property value for the properties below. That's only 3% down on purchases.  Also, try refinancing for an unlimited amount of cash out on an existing property and using the equity to purchase additional commercial real estate.

TIER 2:  10 is the new 20

Own one of the following property types with 10% down:

  • Dry Cleaners - We finance dry cleaners who do not clean or have a history of using chemicals on site.
  • Contractors Yard - Includes storage and distribution of raw material
  • Convenience Store (No Fuel) - Chain retail convenience stores and the mom and pop shops are eligible
  • Day Care - Kindercare programs included
  • Vocational School - Located in urban or suburban areas

TIER 3:  The Common Loan-to-value (LTV)

Experienced commercial investors are used to seeing property types in our Tier 1 category advertised with 20% down.  With Euclid it's not until you reach our third Tier that you see the most common 80% loan to value financing of commercial properties.

  • Flagged Hospitality - Branded hotel chains
  • Industrial - Manufacturing sites and distribution centers
  • Funeral Home - Lay to rest your financing woes
  • Rooming House - Buildings were renters occupy individual rooms and share common areas

TIER 4:  Yes, We Will Finance These

We also finance the commercial properties listed below up to a loan to value of 75%.  We ask for full documentation on the property types listed below.

  • Gas Stations - Including the attached convenience store on a full documentation basis.
  • Health Care Facilities - Include hospitals, clinics, dental offices, out-patient surgery centers, birthing centers and nursing homes
  • RV Park - Must provide leases
  • Unflagged Hospitality - Independent hotels
  • Restaurants - Unlimited cash-out refinances available up to 75% loan to value
